If you own land in Austria and you've been thinking about what to do with it, we're worth a conversation. We look for sites where timber residential development makes sense — and if yours fits, we can take the project from concept to completion without you having to manage the development yourself.
We assess sites quickly, using our network of local contacts and our experience reading Austrian planning conditions. If the site works, we develop a concept — layouts, unit mix, delivery plan — and present it to you clearly before any commitment is made. From there, we manage everything: permitting coordination, procurement, construction, and handover.
On permitting: we know the Austrian process in detail — what's needed at each stage, how to sequence submissions, and how to avoid the gaps that cause delays. For sites that come to us without a building permit, we guide the process directly. A typical project from land acquisition to handover runs 6 to 12 months; having a permit in place at the outset puts a project firmly toward the shorter end.
We structure land partnerships so responsibilities are explicit and incentives are aligned. Depending on the site and the concept, participation can take the form of profit sharing, unit allocation, or a combination — always with transparent cost treatment and agreed decision points.
The choice between profit share and unit allocation typically comes down to the site size and what you want from the outcome. Profit sharing suits landowners who want a clean return at project completion and no ongoing interest in the development. Unit allocation suits those who want to retain one or more of the homes being built — for personal use, rental, or future sale — and are comfortable with a longer timeline to realise that.
Where it fits the project structure, we formalise our right to develop through a contractual development agreement — the land stays in your name throughout construction, and we bear the planning and construction costs. The agreement defines the scope, the timeline, and the basis for cost treatment, so both sides know what they've committed to before any money moves.
We won't propose a partnership unless the numbers make sense for both sides. If a site doesn't fit our current focus, we'll tell you — and explain why. Our current focus is the Vienna metropolitan area and Lower Austria.
