How participation works
We structure investment on a project-by-project basis. Before anything is agreed, you'll have a project brief covering the site, the development concept, the timeline assumptions, and the proposed participation structure. The goal is that you go in knowing what you're committing to.
A typical project runs 6 to 12 months from land acquisition to handover, depending on the planning position and permit status at the time of acquisition. We build around clear milestones — feasibility, permitting, construction start, frame completion, fit-out, handover — and we communicate progress at each stage. Where appropriate, you're welcome to visit the site during construction.
Aligned from the start
We participate in every project we develop. That means we're in the same project company as our investors — same exposure, same cost structure, same outcome framework. We're not managing someone else's risk from a safe distance.
In practice: costs are handled transparently, decisions are made at agreed points, and returns are distributed under a defined structure once the project is realised. There's no fee layer sitting between us and the outcome.
Execution is the product
The appeal of timber construction — fast site time, controlled quality, predictable costs — only holds up if the execution is managed well. We keep scope documented, changes controlled, and quality checked at key points.
Our production partner is a Romanian timber specialist with over ten years of experience in engineered timber construction — KVH, BSH, and CLT systems — and capacity for up to 2,000 m² of prefabricated structures per month. Elements are precision-cut and numbered in the factory, delivered to site ready to assemble. That level of production control is what makes the cost and programme commitments credible.
