Our Timber Development Pipeline in Austria

Two single-family homes are currently under construction in Unterwaltersdorf, Lower Austria, scheduled for delivery in October 2026. We're actively identifying further sites, and this page will grow as projects complete and new ones are added.

Sites we're looking for

Our current focus is residential-zoned land in the Vienna metropolitan area and Lower Austria. We look at plots that can support one or more single-family homes, or small multi-unit schemes up to around six units. The right site doesn't have to be large — what matters more is its planning position, infrastructure, and a realistic path to building consent.

We assess sites quickly. Once we have the basics — location, plot size, and zoning designation — we can give you a first read within a few working days, at no cost or obligation. If a site doesn't fit our current focus, we'll say so clearly and explain why.

Sites with an existing building permit can move to construction faster. For sites still in the planning phase, we advise on every step of the permitting process — what to prepare, when, and in what order, coordinating with the right authorities so nothing stalls for want of a missed requirement. We also consider sites with strong rezoning potential on a case-by-case basis.

We source land both through direct approaches from landowners and through a network of developers, architects, and local contacts across Austria. If you have a site you'd like us to look at, the first step is a short message with the basic details.

Participating in a development

We structure investor participation on a project-by-project basis, with aligned incentives throughout. Before anything is agreed, you'll receive a project brief covering the site, the development concept, the timeline assumptions, and the proposed participation structure — so you go in knowing exactly what you're evaluating.

A typical project runs 6 to 12 months from land acquisition to handover, depending on the planning position and the permit status at the time of acquisition. Projects that start with an existing permit tend toward the shorter end of that range. Each milestone — feasibility, permitting, construction start, structural frame completion, fit-out, and handover — is documented and communicated as the project moves forward.

We co-invest in every project we develop. We're structured into the same project company as our investors — same cost exposure, same decision points, and outcomes shared under a defined framework once the project is realised. This means our interests sit in the same place as yours throughout: not managing someone else's risk from a distance, but carrying it alongside you.
